These Terms apply to your use of boxvillagespecos.com and to text messages and emails you receive from Box Villages Pecos LLC (“Box Villages Pecos,” “we,” “us”). By using this website or our messaging program, you agree to these Terms.

Our website

We work to keep the information on this site accurate, including suite details, photos, amenities and rates. Rates, availability and features can change and are not guaranteed until your stay is confirmed. Photos and floor plans show typical suites and may differ slightly from the suite you are assigned.

Quotes and bookings

• Submitting a quote request does not reserve a suite. A stay is confirmed only after we confirm it with you and any required payment details are on file.
• Minimum stays apply: 30 nights for studio and two-bedroom suites, and 7 nights for duplex suites.
• Stays of 30 or more consecutive nights booked direct are exempt from Texas hotel occupancy tax.
• Your stay is also governed by the rental agreement, house rules and fees provided when you book, including pet, cleaning and damage policies. If those differ from this website, the booking documents control.

Text messaging terms

• Program: Box Villages Pecos guest and quote messages.
• What you’ll receive: replies to your quote request and texts about availability, rates, your booking and your stay. Message frequency varies.
• How you opt in: by checking the text-message box on our quote form, or by texting us first.
• Cost: message and data rates may apply, depending on your mobile plan.
• To opt out: reply STOP at any time. You will receive one confirmation and no further texts unless you opt in again.
• Help: reply HELP, call 432.287.8300, or email stay@boxvillagespecos.com.
• Mobile carriers are not liable for delayed or undelivered messages.
• Consent to receive texts is not required to rent a suite.

Using this website

Please don’t misuse the site, submit false information, or try to interfere with its operation. The Box Villages name, logo, text and photos on this site belong to us and may not be copied for commercial use without permission.

Limits of liability

This website is provided “as is.” To the extent allowed by law, Box Villages Pecos is not liable for indirect or incidental damages arising from use of the website or messaging program.

Governing law

These Terms are governed by the laws of the State of Texas.

Changes

We may update these Terms from time to time. The date at the top shows when they were last changed.
